<p>Description</p><p><strong>Reports To</strong></p><p>Director of Compliance&nbsp;</p><p><br/></p><p><strong>Essential Duties and Responsibilities</strong></p><p>Include the following. Other duties may be assigned.</p><ul><li>Communicates with prospective Residents requiring information and current Residents with complaints or problems.</li><li>Develops and maintains Resident relations through the courtesy of on-site personnel, promptness of maintenance calls, completion of newsletter and knowledge of community policies.</li><li>Learn to develop professional sales techniques.</li><li>Accompanies prospects to model apartments and discusses size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping centers, services available, and terms of lease.</li><li>Makes follow-up calls to prospective Residents who did not fill out an application.</li><li>Completes lease form or agreement and collects rental deposit.</li><li>Inspects condition of model daily and arranges for necessary maintenance.</li><li>Compiles and updates listings of available rental units.</li><li>Assists with the composition of newspaper advertisements.</li><li>Contacts credit bureau, previous landlord, and employment history of prospective Residents.</li><li>Substitutes for Assistant Manager when absent.</li><li>Adheres to all fair housing laws.</li></ul><p><strong>Other</strong></p><ul><li>Attend regular staff meetings.</li><li>Attend weekly management meetings.</li><li>Attend weekly department meetings.</li><li>Update work order agendas weekly.</li><li>Continuously grow and improve through training and development.</li><li>Some travel required.</li></ul><p>Requirements</p><p><strong>Qualification Requirements</strong></p><p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p><p><br/></p><p><strong>Education and/or Experience</strong></p><p>Associate’s degree (A.A.) or equivalent from two-year college or technical school preferred; or six months to one year related experience and/or training; or equivalent combination of education and experience.</p><p><br/></p><p><strong>Language Skills</strong></p><p>Ability to generate reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from clients, customers, and the general public. Bilingual a plus.</p><p><br/></p><p><strong>Mathematical Skills</strong></p><p>Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.</p><p><br/></p><p><strong>Reasoning Ability</strong></p><p>Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.</p><p><br/></p><p><strong>Other Skills and Abilities</strong></p><p>Complete and submit weekly activity report, weekly traffic and leasing report, weekly off-site marketing report in a timely and accurately.
