<p>Job Title: TOPS Community Manager Specialist<br>Department: Shared Services – Learning & Performance<br>Reports To: TOPS Program Manager <br>FLSA Status: Exempt<br>Location: Remote<br>Job Overview:<br>The TOPS Community Manager Specialist is a floating leadership role within Asset Living’s <br>internal talent agency (TOPS). This position provides short-term on-site operational <br>leadership to communities experiencing staffing transitions, vacancies, new acquisitions, <br>performance needs, or stabilization efforts.<br>The role mirrors all responsibilities of a standard Community Manager while providing <br>rapid-deployment support, stabilizing site operations, and ensuring compliance with <br>Asset’s policies, procedures, and service standards. The TOPS Community Manager <br>Specialist must be highly adaptable, capable of quickly assessing operational gaps, and <br>skilled in stepping into leadership roles with little transition time.<br>Assignments vary and may include multifamily, affordable, BTR, active adult, or student <br>housing environments.<br>Responsibilities:<br>Operational Leadership & Site Oversight<br>• Oversee daily operations of assigned communities in alignment with Asset Living <br>Community Manager expectations <br>• Ensure compliance with company policies, safety practices, fair housing, and <br>operational standards.<br>• Conduct daily property walks, risk assessments, and quality checks.<br>• Lead the emergency response process for the community while on assignment.<br>Personnel Management<br>• Provide short-term supervision, coaching, and direction to on-site staff; ensure <br>operational continuity.<br>• Support hiring, onboarding, and training needs as requested by Regional leadership.<br>• Promote teamwork, stability, and performance during temporary leadership <br>transitions.<br>Financial & Administrative Management<br>• Ensure timely rent collection, deposit reconciliation, invoice processing, and <br>accurate financial reporting <br>• Support or create budgets/forecasts as assigned; identify trends and recommend <br>corrective actions.<br>• Review and approve resident files, leases, renewals, and required documentation.<br>Strategic Leasing Management<br>• Ensure leasing and marketing strategies are executed effectively—closure rates, <br>follow-up, documentation, and reporting <br>• Assist with resident satisfaction initiatives, retention efforts, and event execution.<br>• Support leasing teams in achieving occupancy goals and stabilizing performance.<br>Maintenance & Risk Management<br>• Monitor service request turnaround times; ensure resident expectations are met.<br>• Ensure property appearance standards are maintained through inspections and <br>timely repair oversight.<br>• Coordinate with maintenance, contractors, and vendors to ensure work is <br>completed safely and efficiently.<br>Assignment Readiness & Adaptability<br>• Rapidly assess operational strengths, gaps, and priorities at each assignment to <br>ensure smooth continuity.<br>• Provide high-confidence leadership during transitions such as turnovers, manager <br>vacancies, or property onboarding.<br>• Serve as an Asset Living culture ambassador, modeling best practices and <br>reinforcing departmental standards.<br>Qualifications:<br>• High school diploma required; bachelor’s degree preferred (matching Community <br>Manager JD) <br>• 3-4 years previous leasing or property management experience with 1-2 year Asset <br>Living experience preferred.<br>• CAM or ARM certification preferred.<br>• Ability to learn and execute all on-site software functions.<br>• Knowledge of Fair Housing and OSHA requirements.<br>• Travel Requirements:<br>o Frequent travel required; role may rotate between properties weekly or <br>monthly.<br>o Reliable transportation required</p>
