Our team has experienced the career benefits of our collaborative environment and multi-faceted approach to real estate.<br> <br> We are currently seeking a <strong>Fractional Construction Manager</strong> who has a strong work ethic, extensive estimating experience, general construction expertise, and strong leadership skills. An ideal candidate would have estimating, superintendent, and hands-on experience, combining management responsibilities in the office with hands-on responsibilities in the field.<br> </div><div><strong>Responsibilities:</strong></div><ul> <li> <strong> </strong>Oversee and direct construction projects from conception to completion</li> <li>Lead construction team and perform supervisory responsibilities</li> <li>Put out fires. Customer dispute? Problem with the dumpster? Toilet broken? You'll step in and get done what needs to get done. You're the management team's right-hand person.</li> <li>Client and Superintendent Management</li> <li>Review the project in-depth to schedule deliverables and estimate costs</li> <li>Oversee all onsite and offsite construction to monitor compliance with building and safety regulations</li> <li>Coordinate and direct construction workers and subcontractors</li> <li>Select tools, materials and equipment and track inventory</li> <li>Meet contractual conditions of performance</li> <li>Develops and maintains project cost/change controls, and project budget and accounting records.</li> <li>Review the work progress on daily basis</li> <li>Prepare internal and external reports pertaining to job status</li> <li>Plan ahead to prevent problems and resolve any emerging ones</li> <li>Negotiate terms of agreements, draft contracts and obtain permits and licenses</li> <li>Analyze, manage and mitigate risks</li> <li>Ensure quality construction standards and the use of proper construction techniques<br> </li> </ul><div><strong>Minimum Qualifications:</strong></div><ul> <li> <strong> </strong>BS degree in construction management, architecture, engineering or related field strongly preferred</li> <li>Proven working experience in construction management</li> <li>Advanced knowledge of construction management processes, means and methods</li> <li>Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards</li> <li>Understanding of all facets of the construction process</li> <li>Familiarity with construction management practices<br> </li> </ul><div><strong>Key Skills, Knowledge & Abilities:</strong></div><ul> <li> <strong> </strong>Ability to plan and see the “big picture”</li> <li>Competent in conflict and crisis management</li> <li>Demonstrated strong Leadership skills</li> <li>Excellent time and project management skills</li> <li>Knowledge of construction technology</li> <li>Familiarity with project and department budget process and tools</li> <li>Knowledge of project controls</li> <li>Risk assessment/management</li> <li>Administrative policies and procedures</li> <li>Conceptual planning ability</li> <li>Conflict management and problem-solving skills</li> <li>Multi-tasking ability</li> <li>Communication, meeting, and presentation skills</li> <li>Comfortable with time reporting systems</li> <li>Must have strong written and verbal communication skills combined with technical knowledge of construction<br> <br> <strong>Job Type:<br></strong>Fractional Contractor Position on an as needed basis. </li> </ul> </div> <p>Flexible work from home options available.</p>
